Project Finance

Documents Required for an Industrial Project Loan

What a lender's appraisal note needs, grouped the way the credit officer reads it.

Published October 2026 · Reviewed by Credvalue Financial Services · General information, not project-specific advice

A complete file does not guarantee a sanction, but an incomplete one guarantees delay. The list below is grouped by the sections of a typical appraisal note. The exact requirements vary by lender and facility; this is the common core.

Promoters

KYC of promoters and guarantors; net-worth statements with supporting property, investment and liability schedules; credit reports; profiles showing relevant experience; details of group entities and their banking.

Entity

Constitution documents (deed, LLP agreement or incorporation papers), registrations (Udyam, GST, PAN), board or partner resolutions authorising the borrowing, and audited accounts for an existing business.

Project

The Detailed Project Report with project cost, means of finance, technical assumptions and projections; quotations for plant and machinery; building estimates; land papers, allotment letter or lease; implementation schedule; and approvals obtained or applied for, including pollution consent, power sanction and any sector licence.

Working capital

CMA data in the lender's format, with past, current and projected years reconciled to audited accounts, and the basis for the operating cycle.

Security

Title documents, valuations and legal search for collateral; details of primary security; CGTMSE eligibility for small units seeking collateral-free cover.

Common gaps

Promoter contribution without bank trail, projections that contradict the audited numbers just filed, and approvals listed as pending without a plan for when they land. Each of these becomes a query, and each query resets the clock.
